One of our folks needs some help. Here's what she's asking:
Hi all,
I'm a Hanover House resident and I'd like to sell my shared-ownership flat. However, I'm struggling to get an accurate valuation for it. The problem stems from Notting Hill Housing's policy that the valuer must provide three comparable properties on which to base their valuation. It seems the valuer can find no similar properties that have been sold nearby in the past few months, despite the fact that Notting Hill continues to sell properties in the new wing, Aquarius House. As it transpires, Notting Hill does not release/publish its sales figures, so getting an accurate valuation for my property is virtually impossible.
I'd love to hear from anyone who is selling or who recently bought a studio/one-bedroom flat in the development, and is happy to disclose what they are selling it for/paid for it. My email is helencrockett@hotmail.com.
Sounds strange to me, its like you're being asked to do the valuers work for them. Its their responsibility to go and do the research that informs the value they put on your flat, not yours. Thats what you are paying them for. If you get all the necessary information for them whats the point of employing them at all?
I got list of specialist shared ownership valuers from Notting Hill recently, maybe you should ask for the same and speak to each on the phone to make sure they are able to do their job properly. Sounds like a dodgy valuer to me to be honest who hasn't done shared onwership type valuations before.

Not sure this will be enough but if you look on the Zoopla website under 'sold prices' and type in our postcode it gives a list of properties sold and for what price. Try showing the valuer that maybe? I think there's 3 shown for 2010. Nicki 625.
